Conveying all of the right, title and interest of Sellers in and to the oil, gas and other minerals within and underlying that certain tract situate in Clay-Outside District, Harrison County, West Virginia (Tax Map 168, Parcel 86 and Tax Map 167, Parcel 120), containing 45.59 acres, more or less, subject, however, to all rights of third parties arising under any and all active leases or other agreements pertaining thereto.
Directions: From Enterprise, travel Rt. 19 N to make a left onto Bingamon Road. Continue on Bingamon Road then make a left onto Pine Bluff Road. Travel 3.2 miles then make a left onto Clearwater Run Road. Cross Bridge and property will be on left and right.
REAL ESTATE TERMS: 10% nonrefundable down payment made day of auction with balance due at closing. No financing contingencies will be entered into the contract. Any required inspections must be completed prior to bidding. Property is being sold as is, where is with no warranty written or implied.

Announcements sale day take precedence over all advertisements published. 10% Buyers Premium will be added to determine final contract price.
